Mandarin Oriental Kanai - The New Luxury Hotel on the Riviera Maya


With the Mandarin Oriental Kanai, an exclusive luxury resort is taking shape on the Riviera Maya, redefining the Mandarin Oriental brand in Mexico. Spanning around 275 hectares within a mangrove and jungle landscape, the resort and residence project utilizes only about 9% of the area for buildings and roads, preserving the natural surroundings almost untouched.

The resort is located just 30 minutes from Cancún Airport and 10 minutes from downtown Playa del Carmen, an ideal spot on the Caribbean coast, offering guests direct access to the beach, nature, and culture. The planned facilities include 120 guest rooms and suites, all featuring private pools and ocean views, as well as 50 residences with exclusive access to a private beach club.


The design of the Mandarin Oriental Kanai combines modern architecture, Mayan design influences, and locally inspired materials. The concept heavily incorporates wood, marble, leather, and regionally woven textiles, creating a strong connection to the natural and cultural context.


With these developments, the resort sets new standards for luxury hotels in Mexico, while also pioneering sustainable construction in the Riviera Maya region. The focus is on delivering a resort experience that respects the natural environment while offering the highest level of comfort.



Our Timelapse Documentation


To optimally document the construction of the Mandarin Oriental on the Riviera Maya, we installed a panoramic timelapse system that captures the entire building progress from elevated vantage points. Our CEO, Max, traveled with a local team member to the site and climbed a 27-meter mast to mount a system of two MK V40 timelapse cameras. The installation required precise work at great heights to ensure the cameras were securely and stably fixed. Fortunately, Max has no fear of heights!

The images from the two cameras are combined on our server in real time, creating a panorama with a 180-degree field of view. This allows us to capture all key areas of the construction site from a single location. The footage not only provides detailed documentation, but also offers flexible perspectives for later analysis and the production of timelapse films.


The systems are powered by two solar panels with batteries, making them completely independent of external power sources. As with all our cameras, a wiper system is standard, reliably removing salt deposits and dirt, ensuring consistently clear images even right by the sea.


This setup guarantees that the project’s progress is continuously documented in highest image quality, even under the challenging climate conditions of the Riviera Maya.

MK timelapse in Mexico


Mexico is by now familiar territory for us. In the past, we have had the opportunity to document some of the most impressive construction projects in Latin America with our timelapse cameras.


Among others, we captured the construction of Torre Reforma, one of Mexico’s tallest and most innovative skyscrapers, as well as Chapultepec Uno in the heart of Mexico City. Our cameras also recorded the building of the massive Mitikah Tower, currently the tallest residential skyscraper in the country, in timelapse.



Very close to the current project, we were also involved in the construction of the Auberge Kanai Resort, which, like the Mandarin Oriental, is located on the Riviera Maya. This experience with the region, climate, and local logistics helped us once again to develop an optimal solution for the installation and operation of our system.

Project Outlook


With the Mandarin Oriental Kanai, one of the most exclusive and nature-integrated resorts in Mexico is taking shape on the Riviera Maya. The combination of modern architecture, sustainable design, and breathtaking surroundings makes this project a true milestone for the region.


Our timelapse cameras will document the entire construction process over the next 30 months, from the initial structural work to the completion of the hotel complex. This will create a comprehensive visual archive, showing how a construction site amid the mangroves transforms into a landmark of contemporary hotel architecture.
